DFW housing market, October 2026: fewer homes for sale, pricing still matters

The latest monthly numbers from Realtor.com and MetroTex, and what they mean if you are thinking about listing your North Texas home this fall.

Every month we read the newest published housing data for Dallas–Fort Worth and pull out what matters for homeowners. This update uses Realtor.com's September 2026 report and the MetroTex Association of REALTORS® report for August 2026, the most recent months available when it was written.

The short version: DFW had fewer homes for sale than a year ago while inventory grew across the country. Prices were roughly flat, and more than a quarter of listings still took a price cut. Less competition can help sellers, but the asking price still decides how quickly a home sells.

Inventory: DFW is moving the opposite way from the U.S.

According to Realtor.com, the Dallas–Fort Worth metro had 29,364 active listings in September 2026, down 2.3% from a year earlier. Nationally, active listings rose 5.4% over the same period. New listings in DFW were down 2.4% year over year, compared with a 0.7% dip nationally, so fewer owners are putting homes on the market here than in much of the country.

MetroTex data points the same way. In August 2026 the association counted 34,191 active listings, down 5.7% from August 2025, and 4.4 months of inventory, down from 4.7 months a year earlier (DFW Agent Magazine). Months of inventory estimates how long it would take to sell every listed home at the current pace of sales. Around six months is commonly treated as a balanced market, so DFW is below that line but has not swung to an extreme.

What this means if you are thinking about selling

1. Less competition is not the same as a pricing cushion

Fewer competing listings can bring more buyer attention to each home. At the same time, 27.5% of DFW listings reduced their price in September, a higher share than the national 20.8%. Homes that start above what recent sales support often end up chasing the market. A comparative market analysis (CMA) based on recent closed sales near you is the best starting point.

2. Expect a normal marketing window

Median time on market was about two months in September, and MetroTex reported 90 days on market in August, unchanged from a year earlier. Plan your move, your next purchase and any repairs around that kind of timeline rather than a quick weekend sale.

3. Fewer sales means each comparable matters more

Closed sales were down 5.5% year over year in August. With fewer recent sales to compare against, condition, updates and exact location carry more weight in the price conversation, so prepare your home and your paperwork before you list.

4. Know your disclosures and representation

Texas sellers have disclosure duties, and your agent must give you the Information About Brokerage Services form early in the conversation. Our guide to the Texas IABS form explains how representation works.
